Position Overview

The position is a high-impact, execution-oriented role within Tract Capital's Project Development team, a subset of the Investments & Strategy team that holds end-to-end responsibility for Tract Capital's data center assets. The Associate will be a core execution member of this team, driving active progress across large-scale data center development projects throughout their full lifecycle, from site acquisition or joint venture through master planning, entitlements, permitting, leasing, development, power, construction, equipment procurement, financing, and ultimately the disposition of those assets. Data center development is inherently multidisciplinary; the Associate operates as a critical contributor and coordinator across all of its key workstreams, ensuring each advances on schedule and in alignment with the broader project. The Associate works closely alongside senior members of the organization, operates with direct visibility into firm-level investment decisions, and engages a broad network of internal functions and external project partners.

Job Responsibilities
The successful candidate will be responsible for the following key areas:

  • Advance full-lifecycle data center development workstreams, from site acquisition or joint venture through master planning, entitlements, permitting, leasing, development, power, construction, equipment procurement, financing, and asset disposition, tracking critical-path milestones, surfacing issues early, and driving resolution across internal and external stakeholders
  • Serve as a critical execution member of the permitting team across federal, state, and local jurisdictions; monitor permit timelines, coordinate with permitting consultants and internal stakeholders, and ensure open items are actively moving forward
  • Support power and energy infrastructure workstreams, including utility interconnection, behind-the-meter power solutions, and battery energy storage systems, coordinating with internal power teams, external consultants, and utility counterparties to monitor progress, flag risks, and keep deliverables aligned with the data center development schedule
  • Actively support the structuring and execution of project-level financing, preparing diligence materials, excel models, tracking and responding to lender requests, and coordinating inputs across internal and external parties
  • Participate in the procurement of long-lead data center equipment in coordination with the procurement lead
  • Critically evaluate deliverables from engineers, consultants, legal counsel, investors, and contractors; identify gaps, escalate issues, and work across teams to hold parties accountable to scope, schedule, and cost
  • Prepare and maintain integrated project risk registers, development schedules, budgets, and executive-level project status reports
  • Assist in drafting, reviewing, and negotiating project agreements (including site control documents, construction contracts, power contracts, engineering and consultant contracts, equipment procurement agreements, and utility interconnection agreements) in coordination with internal legal and outside counsel
  • Support assessment of project-level legal and regulatory risk across jurisdictions, coordinating with outside counsel and internal legal on deal structuring and contract terms
  • Serve as a central coordination point across internal functions (investments, legal, capital markets, engineering, procurement, leasing, and construction) and the full roster of external project partners, ensuring alignment and preventing workstream drift
  • Support investment committee processes, including financial models, project narratives, and transaction diligence materials

Education & Experience

  • Bachelor's degree required; advanced degree (JD, MBA, or MSRE/MSRED) strongly preferred.
  • 2-4 years of direct, hands-on experience in data center, energy, infrastructure, or industrial development, with demonstrated exposure to complex, multi-stakeholder project environments. Attorneys with relevant experience at a top-tier firm or developer are encouraged to apply.

Core Skills & Competencies

  • Working knowledge of real estate development fundamentals, including real property ownership structures, land use frameworks, and entitlement processes applicable to large-scale infrastructure or commercial development
  • Working knowledge of project capital structures, including debt, equity, and construction financing dynamics applicable to large-scale infrastructure or real estate development
  • Familiarity with federal, state, and local permitting pathways for large-scale development projects; ability to engage substantively with permitting consultants, track regulatory timelines, and identify risks across multi-jurisdictional processes
  • Working knowledge of power and energy infrastructure as it relates to data center development — including utility interconnection, behind-the-meter power solutions, and battery energy storage systems — sufficient to engage constructively with power consultants, utility counterparties, and turnkey power providers, and monitor deliverables against project schedule
  • Ability to critically evaluate engineering and legal deliverables, identify gaps, and escalate or drive resolution — without waiting to be directed
  • Demonstrated ability to coordinate across external consultants, contractors, and counsel, advancing workstreams toward defined milestones without serving as the primary functional owner of each discipline

Location: New York, NY, Morristown, NJ, or remote

Travel Requirement: 25% This position requires the ability and willingness to travel to project sites, major stakeholder meetings, and Tract Capital offices.

Expected Salary Range: $130,000 - $150,00 Base Salary + Discretionary
